The median sale price in St. Joseph County was $265,000 in June 2026, up 13 percent from a year ago. Homes sold in a median of 10 days at 98.6 percent of list price, with 2.0 months of supply. New pending contracts fell 13 percent year over year — the one headline number moving down.

What these numbers mean

What does median sale price mean?

The median is the middle price of every home sold that month: half sold for more, half sold for less. It is not an average, so one unusually expensive sale does not pull it upward. It moves with the mix of homes that sold, not only with what individual homes are worth.

What is months of supply?

Months of supply estimates how long it would take to sell every home currently listed, at the current pace of sales, if no new listings came on the market. Roughly five to six months is generally considered balanced. Below that favors sellers. St. Joseph County was at 2.0 months in June 2026.

What does days on market measure?

Days on market counts from the day a home is listed to the day it goes under contract. It does not include the thirty to forty-five days between contract and closing. A median of 10 days means half the homes that sold were under contract inside two weekends.

What is the difference between closed sales and pending contracts?

Closed sales are transactions that finalized during the month, reflecting decisions buyers made thirty to forty-five days earlier. New pending contracts are homes that went under contract that month. Pending contracts are the forward-looking number. Closed sales describe what already happened.

Where does this data come from?

All figures come from the Indiana Association of REALTORS® Housing Hub, which compiles county-level reports from Indiana MLS data each month. I do not adjust the numbers. Where I add interpretation, I say so, and I link the source report in every monthly update.

How often is this page updated?

Monthly. The Indiana Association of REALTORS® releases county reports in the first week of the following month, and I publish the update shortly after. The date at the top of this page tells you when it was last revised and which month the data covers.
