What the market’s doing right now
The median sale price in St. Joseph County was $265,000 in June 2026, with 386 closed sales selling in a median of 10 days. Despite a 14% month-over-month increase in average daily inventory, we remain firmly in a Seller’s market with only a 2 month’s supply of inventory. On average, homes are selling at 98.6% of asking price.
